Summertime is right around the corner and that means you’ll see lots of “For Sale” signs popping up in neighborhoods throughout the Lake Travis area.
It’s no surprise that spring and summer months are the most popular time to list your home for sale. And just like the weather, the housing market in the Lake Travis area is heating up. The average days to sell a home has dropped from a 12 month peak of 105 days in February 2016 to a 12 month low of 53 days in April 2016!

Former MVP home for sale
If you’re on track to list your home this summer, you’re not alone.
Former MLB player Jeff Kent (National League MVP in 2000 with the Giants) listed his Lake Travis estate this month. It’s located in the Lake Pointe neighborhood and comes complete with a water park and a 6-car garage with a batting cage inside of it for $3.1 million.
If you’re looking for a roomy 8,794 square foot home and you happen to be a SF fan, you may have just hit the jackpot.
$22.9m Lake Travis mansion makes national news
A real estate listing on the waters of Lake Travis — known as Commander’s Point Estate — made national news when it was featured in the Wall Street Journal last week.
It also caught the attention of the UK’s Daily Mail because it has a giant Harry Potter-inspired chess board in the gardens. Yes, gardens plural.
This 10,500 square foot mega-mansion also has equestrian facilities, a boat dock with a party deck, helipad, waterfall, koi pond, tennis courts … you know, all the things that should come with a $22.9 million dollar house. The property is currently owned by philanthropists Philip and Donna Berber.
Patron de Paz ranch for sale in Dripping Springs
The co-founder of the Paul Mitchell empire and Patron Spirits, John Paul DeJoria, has put his sprawling Dripping Springs ranch up for sale for just a tad under $7.5 million.
The 96-acre estate is located off Fitzhugh Creek and features two barns, an underground shelter, more than 120 exotic animals, swimming pool, spa and some absolutely stunning views of the Texas Hill Country.

Lake Travis is up and so are home sales
The Lake Travis real estate market is within a larger market that just happens to be one of the hottest real estate markets in the nation. Austin area single family home sales and prices set all time records in 2015. It was the fifth straight year of increases to homes sales and prices.
As we mentioned earlier in this article, the Lake Travis real estate market is heating up — especially for homes with water access. Looking over the past 12 months, the number of Lake Travis area home sales for homes with water access hit an all time high in March 2016 with 54 home sales. This is almost three times of what it was in January 2016 when only 20 homes sold (the low point over the past 12 months).
Buy low and sell high? Not for homes on Lake Travis. It’s sell when the waters high and buy when the waters high.
