Thanks to the beauty of its wildlife, its homes and its convenience to both 620 and Highway 71, Serene Hills will host the Annual Parade of Homes in 2015 from May 22 – June 7. This event is presented by the Home Builders Association (HBA) of Greater Austin every year and it’s used as a platform to showcase the newest trends in construction, building design, interior decor and landscaping. In 2014, it was held at Willie Nelson’s home neighborhood of Tierra Vista.
History
Serene Hills, named for the serenity of its area, is a 456-acre subdivision that was originally operated as the Heard Family Ranch. The land was used for cattle grazing because it did not have water or waste service. In 2007, developers purchased the land with the intention of developing it right away.
Due to a rough economic environment and the process of planning for water and waste water treatment, development stalled for about five years. In July 2012, development moved forward after Serene Hills came to an agreement with Travis County Water Control and Improvement District 17 that also encompassed 137 acres being traded with the water district for water rights.
When the property was acquired, developers did not know about plans for the Lakeway Regional Medical Center. Today, the convenience to this state-of-the-art medical facility is one of the things that attracts residents to the neighborhood.
Housing
Serene Hills features luxury custom homes that span the gamut from European Fusion style to innovative green technology. In order to uphold the pristine preserve, lots are built into the natural topography and impervious cover is allowed on only 25 percent of the total original acreage.
There are a total of 339 single-family residential lots with sizes that range from a minimum of 10,000 square feet with 80 feet of frontage (a little less than 1/4 acre) to larger estate lots at 2 to 2.5 acres. Serene Hills maintains its “boutique development” status by featuring top-tier builders who are known for quality, craftsmanship and attention to detail.
Restaurants & Shopping
Serene Hills is extremely convenient to shopping and dining in almost any direction. If you take Serene Hills Drive to The Hills Drive and turn right on Lakeway Boulevard, you’ll wind your way to 620. From there, you are convenient to dining at Cafe Lago, Hudson’s on the Bend, Fore, The League and Santa Catarina to name a few.
If you decide to take Serene Hills Drive towards Highway 71 and go west, you can travel for a few miles and find Angel’s Icehouse, J5 Steakhouse and Apis Restaurant & Apiary. Or take Highway 71 towards Bee Cave to arrive at Hill Country Golf & Guitar and the Hill Country Galleria which features restaurants, shopping and entertainment.
The highly anticipated Oaks at Lakeway is in close proximity, so you’ll have access to the new “Main Street” featuring an entertainment district, shopping, dining, hotels and an H-E-B developed especially for the Lakeway community. A project being proposed for the tract of land near Lakeway Elementary school is an Arts District to support the arts and culture that exist in the Lake Travis community.
Family & Fitness
With 342 acres of natural land, you don’t have to leave the neighborhood to enjoy hiking, biking, running and walking trails complete with outdoor workout stations.
The west side trails will extend 1.8 miles from Serene Hills Blvd. to Bee Creek Road featuring 20 mile views. Plus, a hike starting at The Trailhead in La Campana subdivision all the way to Bee Creek and back will be approximately 5.2 miles and will have some of the most breathtaking views in all of Travis County.
In addition to the amazing outdoor amenities in Serene Hills, it’s only a hop, skip and jump away from Lakeway City Park, Lakeway Swim Center and Skate Park and the The World of Tennis — the largest tennis facility in Austin. And you won’t be far from some of the best golf courses in the Lake Travis area.
A few miles outside of the neighborhood is Field of Dreams, home to our local youth sports league Lake Travis Youth Association (LTYA).
Schools
Serene Hills is in the Lake Travis Independent School District and zoned for attendance at Serene Hills Elementary, Lake Travis Middle School and Lake Travis High School.
Nearby Lakeway Church and Lupine Lane in Rough Hollow offer preschool classes, after school programs and summer camps. The Goddard School of Lakeway will be opening in Lakeway Medical Village, giving you a variety of options for education and daycare.

Serene Hills spans from Serene Hills Drive to Highway 71 and connects at Flint Rock Falls, which goes behind the new Lakeway Regional Medical Center and meets at 620 in Lakeway. You can access Serene Hills Drive at the back of The Hills of Lakeway guard gate near Serene Hills Elementary School off of The Hills Drive.
